As Vice President at Irgens, Brian Spoerl draws on his significant healthcare industry experience to cultivate new client relationships with hospitals, health systems and physician practice groups by offering them value-added real estate solutions.
In the past 17 years, Brian has leased space to more than 100 hospitals and physician groups, primarily in new healthcare developments throughout the country. He offers a unique understanding of the medical office market from the eyes of the hospital and the needs of physicians. He draws on this experience when marketing a building by utilizing proprietary tools and a proven methodology for modeling demand, tenant mix and building size. Brian understands the unique needs of medical specialties and knows how to best position them in the marketplace. He also understands hospital capital structures, alignment initiatives and key drivers of competition in primary and secondary service areas.
Brian began his real estate career at Irgens and spent six years with the firm focusing mainly on medical office leasing and pre-development efforts. In 2002, Brian left Irgens to form his own brokerage firm and later sold the company to join Marcus & Millichap Investment Services where he was responsible for commercial and medical office investment sales. From there, and prior to returning to Irgens, Brian was an assistant vice president and leasing manager with another Midwest-based healthcare developer where he managed a healthcare leasing porfolio of over 600,000 SF and worked directly with hospital and health system management on leasing, acquisitions and health facility development.

In the Past 18 years, Brian has leased space to more than 100 hospital and physician groups, primarily in new healthcare developments throughout the United States. He offers a unique understanding of the medical office market from the eyes of the hospital and the needs of physicians. He works closely with hospital and physician leadership on strategic service line expansions, physician alignment initiatives and strategic capital structures for owning, investing in and leasing medical office and ambulatory care facilities.  Brian has developed proprietary tools and a proven methodology for modeling service line demand, attracting a complimentary tenant mix and determining a feasible building size.    

 

Brian began his real estate career at Irgens and spent six years with the firm focusing mainly on medical office leasing and pre-development efforts. In 2002, Brian left Irgens to form his own brokerage firm and later sold the company to join Marcus & Millichap Investment Services. From there, and prior to returning to Irgens, Brian was assistant vice president and leasing manager at HSA|PrimeCare in Chicago.
